Summary
The house is 18 meters long and 10 meters wide. There are three levels, including the basement. It is an architect designed house, with generous areas for all the rooms, for example the living-room is 57 sqm, and the bedrooms are 12.45 sqm for the smallest up to 17.16 sqm for the largest.
-
The lowel level : a large garage able to house three cars (91 sqm), then a second area consisting of a laundry room, a bathroom (shower, sink, toilet and an exit to a stair to access the pool), a large room with gym equipments, a wine cellar and the technical room of the swimming pool, in all 83 sqm, so the lower level is 174 sqm in total.
-
The main level : an entrance hall, a large living room with a 3m-long cichlid aquarium and a modern and unusual fireplace. There is a fitted kitchen with a storeroom and master bedroom with its own private bathroom and walk-in wardrobe. A study, toilet, cloakroam (136 sqm in total), and spacious outdoor decking.
-
The upper level : access by a wide tiled staircase. It includes on a floor which is a concrete slab 4 bedrooms, three of them with their own bathroom, a toilet and a mezzanine overlooking the main level living room. (101 sqm)
The whole house has an underfloor heating system with a powerful heat pump, heating in winter and cooling in summer. An excellent insulation and recently replaced double glazing are resulting in a more than excellent thermal efficiency : the Energy Performance Certificate (EPC/GHG) is « A/A » (58:1), the best possible level.
The house has been designed by an architect, and it is therefore quite original : large bay windows, the "wood style" facade which was replaced 15 years ago during a renovation has allowed the installation of additional external insulation, which explains the reason why the house obtains a high energy performance certificate.
It is extremely rare that a house of this size can go through the years without cracks on the facade. This house has all its transverse walls made of reinforced concrete, and the expansion of the facade is absorbed into joints and there is therefore no risk of premature aging of the whole structure.
The house is decorated and furnished in a modern way. Initially built in 1993, we have lived here since 1994 and seeing that everything has been periodically renovated, the house is in perfect condition.
